A roof inspection is ideally made when the roof is being constructed, since this is when problems with the critical components of a roof are more likely to be exposed. The roof is the largest area of the home, and a properly constructed roof will support the longevity of the roof and will certainly support the critical framing members of the home.

For example, a missing nail or a nail that is not tight to the shingles will allow water to leak in.

The flashing where the roof meets another part of the roof or a dormer in a “V” shape must be checked for leaks, as this can be a common source of water seepage. The starter strip shingles should be well secured to the moisture barrier and in turn, to the sheathing. Otherwise, the wind will blow rain under the shingles and this water will puddle causing rot.

The eves should be checked to be sure that they are mounted flat against the fascia board so there is no chance of the water running down the side of the house.
