When you started your real estate career as an agent, you likely had a broker as a supervisor. Real estate brokers can run their firms and enjoy the prestige of a title beyond sales agent. Your status as a broker lets everyone know that you are an experienced real estate professional. There are a few requirements to become a broker in Utah, from completing additional Utah real estate training to fulfilling the requirements to have your license application approved.
Lack of Criminal History
To obtain your broker license in Utah, you must fulfill the state’s requirement of honesty, truthfulness, integrity, reputation, and competency. Essentially, this means you cannot have any felony convictions. You also cannot have been involved in misdemeanor offenses that relate to some type of fraud.
Active Practice
Before you can be a broker, you need to have worked three of the last five years as a full-time real estate agent. If one of those years was spent working in a closely related job such as a general contractor or mortgage loan officer, that is also acceptable.
Experience Points
You must have earned 60 experience points in the previous five years to become a broker. If you have been working as a full-time agent for three of those five years, this should not be a problem. You only need an average of eight transactions a year for three years to earn the points required.
Broker Course and License
The pre-licensing broker course is comprised of an additional 120 hours of coursework beyond the agent course. You can get Utah real estate training online as well as in person. After you have passed your broker course, you are eligible to apply for a license. Pay particular attention to Utah’s requirements for obtaining a license so that your application is not rejected.
Once you have your license, you can supervise agents as a real estate broker. Going from agent to the broker is a clear path to expand your career.
