1. Schedule regular inspections. The best time to do this is in the spring and fall so you basically get a 6-month interval in between. However, there are several factors you need to consider. For instance, if your home—and roof—just survived a big storm or was recently subjected to other forms of extreme weather conditions, you’ll need to waive that 6 month interval aside and call for an inspection as soon as your roofing company is available. Also, consider the age of your roof. If it’s pretty old, you might want to do inspections 3 times a year instead of two. With regular inspections, you’d have a pretty good idea when a problem started, if not exactly catch signs of disrepair early on.

2. Check old repairs. Inspections should make it a point to check on old repairs. Assess the repairs. Are they holding up or is it time to come up with better roofing solutions?

3. Clean your roof regularly. Debris as well as leave might look harmless on your roof but that’s not really the case. Leaves can retain moisture, along with a lot of other things around. Moisture like that could accelerate the deterioration of your roof and weaken the material prematurely.

4. Trim your trees. If your treetops reach over your roof, it’s better to keep those branches trimmed. That way, less leaves would accumulate on your roof. Also, broken branches, twigs and other debris could block your gutter, compromising the drainage.

5. Keep rooftop vents sealed. If there are any gaps, make sure to use flashing cement to seal those spaces away. If the metal flashing is in bad shape, though, you might have to consider going for a replacement instead.

6. Keep it professional. Sure, you’re handy with repairs around the house but if you don’t know enough about roof care and repair, don’t go at it on your own. While DIY videos are helpful, real life solutions can be far from the video. Having a professional deal with the problem ensures you won’t run the risk of making matters or worse.
